Social Networking...bad...
So I'll save the long story for later, but the house that I currently live in and bought 5 years ago has been nothing but a nightmare. All sorts of problems, really ugly stuff willfully covered up or not disclosed on the real estate documents. Nothing but heartache, putting my life's plans on hold, bleeding money and time, and the place won't be and isn't worth its weight in solid timber.
I found the bitch that owned it before me on Facebook. I've thought about suing her pants off in the last couple of years...if I wanted to put the documentation together, I'd probably have something. But I also know she has no money and also divorced her blind husband (yeah, she's a total piece of work). So, I'd be into it for court costs as well, and I'd get nothing. Some days I get so mad about this house that i could cause myself a heart attack. I want to say something to her and let her know how being a dishonest bitch has screwed up my life for the last 5 years. But I guess I'm too good of a person....but the temptation is so totally there!!! /mindless rant. Carry on. |

If she was represented by a real estate company, go after them if the problems were not disclosed ...

That would probably back fire on you and come back and be used against you. Go through the realastate agent you used. Go through legal and proper channels if you want real results.
If that doesn't work, blast her through FB then

Did you get it inspected before you settled? I don't know how likely it is that you'd make out okay suing the previous owner, but if these problems are that blatant at least some probably should have been caught by the home inspector!

Some good advice has been posted here already.
If you had the home inspected, the inspector should be liable for missing the obvious. If not, and the issues in the home where known to the Realtor, they/their broker can be held liable for not disclosing known issues. |

My family owns a real estate office (30 yrs.) and if you got an inspection you should be well within your rights to go after her/her agency. If you waived inspections...well,...lesson learned and you are just f***ed.

If you had it inspected and paid for that service then you can try to sue the inspection company because that is what they got paid for. If its items breaking since you been there and they worked when you bought it thats normal wear and tear. Foundations, roofs, plumbing, mold, etc those issues should have been found by an inspector if they missed them then you are S.O.L.
My neighbors bought their house from some flippers and I told the town they had a sewer crack. Had the county sewer do a die test and found it was his sewer line was cracked not mine and the town was fully aware of this and the house was sold to them without being fixed. I told them about it once they moved in and they were told they should of had an inspection service do it not his dad. He is stuck having to spend 3k on a new sewer line to the street tie in even though it was documented before the closing. Unfortunely you might not have any real legal grounds. Might want to ginger bread it and dump it and move on and let the next guy deal with it. |

Funny, I am sorta in same situation. I moved in 2 years ago, had a home inspector come in and said everything was great. Got C of O and now find out, Furnace was not up to code and was venting CO into attic and not plumbed correct to remove condensation and now rotting away,$5 grand. Pool Liner was shot the first year we opened it, $4 grand. Roof was covered over already(this I knew), Dryer vents leak condensation into ceilings which were painted over to hide stains. I tried to sue but lawyer said since Home inspector signed off 2 years ago and I closed on house theres no proof that it wasn't my fault these things happened. So to try and sue prev owners would cost more then the cost of fixing them. Plus anyone can get become a home inspector with a few classes. IT MEANS NOTHING. Sorry.

![]() Sorry, couldn't resist. One of my favorite shows. Actually going through a little bit of the same thing here with our roof. We bought the house year and a half ago and had an inspection but every single slight wind storm we lose shingles and the house is only about 4-5 years old. The joys of homeownership.![]() T.

I believe that if it was missed by the home inspector but was known and intentionally hidden then you can go after the realtor or brokerage for it not being properly disclosed.
