I think Fannie Mae guidelines require loan level price adjustments (higher rates) for lower credit scores and higher LTVs and not for different debt to income ratios, not 100% sure though.

i applied and was approved for a mortgage from my bank and the rate was 3.4 %

Talk alot. Do not keep things back, and be honest.

If she does not cook, clean, and other fun things then you better think long and hard.

I was raised in a home where I helped with house work, and glad I did because my first wife did those things for a brief period, then just quit because I was doing it all. I got tired of it and told her we needed to share the responsibilities 50/50. Plus I farmed 500 acres full time, and taught school. Finally enough was enough and there is the door.

Now I have the best woman god could have ever created besides my grandmother.... We talk all the time whether it is a good talk or a tough talk, but at least we know each other and feel love and trust. I could not have done better if I had tried with her. Wedding is coming up this summer, and I will finally be happy for the first time since I left home.

Thanks people!!

Yea she cooks, cleans, washes my underwear, irons my uniform for work, she caters to me... its pretty hard to find a woman like that now a days

Have your finance people figure your loan both ways. I'd be really shitty to exclude your wife the joy of going through a mortgage. They the two of you can decide what is best. Good luck to you!
