Exactly. Your 4,600 SQ ft house would probably cost close to what mine did. ($252,000 and we've put another $30,000 in with the new roof, carpet, windows, appliances, etc.)

On 5 acres, with a gentle slope for the walkout basement. Well, septic, and 4600 sq feet finished rather nicely, but not flashy or extravagant, would be about 400K + or - 15K.

That's 5 acres. Ours is less than 1 acre. Real estate is ridiculous here. I would hate to see what it would have been on 5 acres of land.

Ya and that's based on not in the city limits, but just outside of town that is hard to find. In town for a half acre or so, the price would drop by at least 50K
