Question Commercial Real Estate advice for a tennant?

I'm looking to lease a small retail space for a tattoo shop and I'm wondering what sort of things to watch out for on the leases. Already I've seen a space advertised for $650/month which would've been perfect until they added on maintenance fees and taxes bringing it to $1400/month.

What can I negotiate on? What sorts of things do I watch for? Any tips from the pros would be awesome.

homework, if there are other offices or stores in the same building check with tenants, ask if they are satisfied, confirm numbers for walk through traffic, is the owner going to give you an allotment for construction or mods, break it down to sqaure foot cost and compare to other rental properties, how long is the lease term, I like shorter but you can get a cheaper monthly price for longer terms, are there rules like closing at a certain time, think about other questions related to your business, is there enough parking or dedicated parking for your customers and employees, location for a tattoo shop you may not want it next to a funeral home or church but rather a bar or club, what about your other business needs like liability insurance, employee licenses or certifications from health dept or state
