Help with selling a car: tires

I have listed my Mazda 3 for sale toward the purchase of my Camaro (on order).

The car is in EXCELLENT condition, 2 years old and with 34,000 miles. The factory tires (Goodyear Eagle RS-As) are within a couple thousand miles of "dead". I am better off buying the new tires now and asking more for the car, or asking/taking less with the disclosure of the tires?

I'm kinda thinking that if I buy decent tires (the ones I'd buy if keeping the car), then I "loose" less than what some buyer may want off for tires. The 4 mounted, balanced, out the door, etc., are going to run about $650.

Related question: if I buy the tires, do I buy the $15 ea hazard warranties figuring this adds value to the car, or pass?

New tires may seal the deal, but will add no value to the price of the car. I would skip the hazard warranties...they are bogus anyway.

And sometimes are also non transferrable to a new owner.
