I agree with Texas Hill Country for retirement but fair warning, parts of west central Texas get 'cedar fever' four to five months in the winter. Pollen count is stupid high and even people without allergy symptoms feel it.

Today's pollen count is around a ten and expecting higher tomorrow.👎
